A new development of high quality homes at 137-143 Histon Road

Planning Application approved by Cambridge City Council

Cambridge City Council voted to approve our application to redevelop the site at planning committee on 4th September 2024.
The Existing Site

The site is located to the west of Histon Road and contains two adjacent points of access.

The proposed site is framed by residential properties along its western boundary, Histon Road Recreation Ground to the south, and student accomodation to the north.


The site is adjacent to Castle and Victoria Road conservation area that includes the recreation ground.


Situated approximately 1 mile from the city centre, the site offers a wide range of amenities within a short distance, whilst benefitting from excellent public transport and cycle links.

 

The site is allocated for residential development with an indicative capacity of 78 homes in the Cambridge Local Plan 2018 under site reference R2.

Our Proposals
137-143 Histon Road offers an opportunity to provide much needed homes based on the following principles:

Redeveloping a vacant brownfield site to provide much needed homes for Cambridge

Range of house types and affordable housing to meet local need

Enhanced landscaping with new green frontages and open space

A sustainable gas free development

High quality design inspired by the site's context and local character

Improved footpath along Histon Road

New homes to meet every need

The proposed development includes c. 70 new homes highly quality homes to meet the increasing demand for housing in Cambridge. There will be a mix of houses and flats and the homes will range from 1-bed to 4-bed to cater for a wide range of local needs. 40% of these homes will be affordable, helping to support people on low or middle incomes.

A sustainable, landscape-led development

We are proposing a sustainable gas free development that will incorporate green building strategies including efficient insulation and natural ventilation to minimise environmental impact and promote a healthy way of life.

A new welcoming green entrance and avenue will provide an inviting gateway to the site, while new planting will create a pleasant environment and encourage biodiversity.

A development which prioritises walking and cycling

As well as providing new routes for walking and cycling, our proposals will introduce an enhanced Histon Road frontage to improve the pedestrian and cyclist experience. This will be achieved through widening the existing footpath from 1.4m to 2m.


Cycling will further be encouraged by providing easily accessible secure cycle storage at the front of every house.
